Building Requirements By-Law in Riffa Views

We would like to inform you that the Building Requirements By-Law has been approved as part of the Riffa Views Owners Association By-Laws during the General Assembly Meeting held on 16 May 2026. The By-Law has also been registered with the Real Estate Regulatory Authority (RERA) and will serve as the regulatory framework for construction, extension, and modification works within the Riffa Views community.

The By-Law aims to regulate construction and architectural works within properties, ensure structural safety, preserve the community’s architectural character, and protect the common areas and owners’ rights. It covers extension, addition and modification works, boundary walls and annexes, façades and external finishes, swimming pools, landscaping works, and other related works.

The By-Law also sets out a number of key requirements and procedures, including obtaining the required approvals and permits before commencing any works, complying with the approved technical and architectural requirements, regulating additional electrical load requirements and the refundable construction deposit, as well as supervision and follow-up procedures through the Association Manager’s Technical Interface Office (TIO). It also addresses building ratios, setbacks, heights, façades, and neighbour consent where required.

Accordingly, all owners intending to carry out any construction, extension, or modification works to their properties are requested to review the By-Law and ensure that all requirements are met and the necessary approvals are obtained before commencing any works.

لائحة اشتراطات البناء في الرفاع فيوز

نود إفادتكم بأنه تم اعتماد لائحة اشتراطات البناء ضمن النظام الرئيسي لاتحاد مُلاك الرفاع فيوز، وذلك خلال اجتماع الجمعية العمومية المنعقد بتاريخ 16 مايو 2026، كما تم تسجيل اللائحة لدى مؤسسة التنظيم العقاري، لتكون مرجعًا تنظيميًا لأعمال البناء والإضافة والتعديل داخل مجتمع الرفاع فيوز.

وتهدف اللائحة إلى تنظيم الأعمال الإنشائية والمعمارية داخل الوحدات، وضمان السلامة الإنشائية، والحفاظ على الطابع المعماري للمجتمع، وحماية الأجزاء المشتركة وحقوق الملاك. وتشمل أحكامها أعمال التوسعة والإضافة والتعديل، والأسوار والملاحق، والواجهات والتشطيبات الخارجية، وبرك السباحة، وأعمال تنسيق الحدائق وغيرها من الأعمال ذات الصلة.

وتتضمن اللائحة، عددًا من الضوابط والإجراءات الرئيسية، من بينها الحصول على الموافقات والتصاريح المطلوبة قبل البدء بالأعمال، والالتزام بالاشتراطات الفنية والمعمارية المعتمدة، وتنظيم متطلبات الأحمال الكهربائية الإضافية، ومبلغ التأمين المسترد لأعمال البناء، إلى جانب إجراءات الإشراف والمتابعة من خلال مكتب التنسيق الفني لمدير الاتحاد. كما تتناول اللائحة ضوابط نسب البناء والارتدادات والارتفاعات والواجهات، وموافقة الجيران في الحالات التي تستدعي ذلك.

وعليه، نرجو من جميع الملاك الراغبين في تنفيذ أي أعمال بناء أو إضافة أو تعديل على وحداتهم الاطلاع على اللائحة والتأكد من استيفاء المتطلبات والحصول على الموافقات اللازمة قبل البدء بأي أعمال.
