We have received several comments and requests from residents regarding the need to stop disruptive behaviors and practices that are unfamiliar to our traditions, culture, and community values, particularly those associated with “Halloween”, especially on the evening of Friday, October 31. In previous years, many complaints were recorded against individuals who engaged in actions that violated the privacy of residential units and negatively affected the comfort and peace of others. In this regard, the Association Board emphasizes the importance of all residents adhering to the rules and regulations in place, ensuring the preservation of the calm and distinguished environment of Riffa Views, while respecting the privacy of neighbors and their properties, and maintaining public cleanliness. Strict measures will be taken at the entrance gates, and no parties or individuals without a direct connection to Riffa Views will be permitted entry. We therefore encourage all residents to inform their guests of these guidelines. Additionally, coordination will take place with the Southern Governorate Police Directorate to provide additional security patrols during this period to ensure order and public safety. The Board also reminds all residents not to place or install any signs or decorations on common areas, including trees and green spaces located between unit walls and pedestrian walkways. Accordingly, unit owners who have placed such signs or decorations outside the boundaries of their units must remove them immediately. In the event of non-removal, the cleaning team will be instructed to remove them. Finally, the Board urges everyone to comply with the community rules in effect at Riffa Views and to cooperate in preserving an elegant, safe environment that respects the privacy of all. We would like to inform you that some units continue to cause water runoff into the streets as a result of vehicle washing or garage cleaning activities. This has led to inconvenience for neighbors due to water flowing into property entrances and forming puddles on walkways and internal roads . As per the Board Association’s directives , all units causing such runoff will be monitored and issued notices . In cases of repeated violations, the Financial Penalty Regulation will be enforced in accordance with the Association’s By-Laws, imposing a fine of BD 200 , which will be added to the unit’s service charge invoice . Residents are kindly reminded to instruct their staff to avoid causing water runoff, as this results in water wastage , damage to asphalt surfaces , and breeding grounds for insects and pests , all of which lead to additional maintenance costs for the Association. We appreciate your cooperation and commitment to maintaining a cleaner and more sustainable community .

In line with the Board’s commitment to preserving the quality of life and distinction within our family-oriented Riffa Views community and maintaining the aesthetic appearance of its units, it is essential that all residents ensure regular maintenance and comply with the rules and regulations that contribute to the excellence of our community. Based on this, a number of remarks have been recorded on certain residential units, which are considered violations of the Association’s By-Laws. Accordingly, the Board has decided to issue notices to the concerned units, signed by the Board Secretary, with the aim of finding appropriate solutions to rectify these violations and preserve the distinction of our Riffa Views community. The Board emphasizes that adherence to the laws, resolutions, and regulations governing the real estate sector, as approved by the relevant authorities, plays a key role in addressing these violations, achieving the common interest of all residents, and avoiding the penalties stipulated in the Association’s By-Laws. Please be informed that Castillo, authorized by the Electricity & Water Authority (EWA) and in coordination with Riffa Views, will be carrying out essential field work within the community. This activity is part of the necessary measures to ensure the safety and compliance of the electrical system and to verify that all substations are capable of accommodating the electrical loads. Therefore, we kindly request your cooperation in allowing the inspectors access to your villa’s Distribution Board (DB) during the scheduled shutdown. Your safety remains our top priority, and we highly appreciate your understanding and cooperation.

As part of the 2025 communal garden development plan approved by the Board Association, we are pleased to inform you that enhancement works have commenced in the main garden located in the Oasis Estate (O23). The estimated completion date is by the end of December 2025. The enhancements works include both hard landscaping elements such as pathways and paving, as well as the development of a new children’s play area. For your safety, and especially the safety of children, please stay away from the construction site during the work period. Temporary fencing and signage will be in place, and we kindly ask for your cooperation. You may enjoy using the other gardens until the works in this garden are completed. We greatly appreciate your understanding and support as we enhance our common green areas.

As part of our ongoing efforts to keep our community safe, peaceful, and beautiful for everyone, we would like to share the following reminders. Driving Guidelines Quad bikes : Recreational quad bikes are strictly prohibited anywhere within the community. Golf carts : Driving golf carts is not permitted for anyone under 18 years old or without following the required safety measures. Safe Driving : Driving recklessly or exceeding the speed limit (30 km/h) is strictly prohibited Parking Rules Parking in a way that blocks traffic, on green areas, or on emergency lanes is strictly prohibited. Public parking spaces may not be used to store vehicles for long periods. Abandoned, commercial, broken-down vehicles, boats, or trailers are not allowed to be parked or stored in common areas. Performing any kind of vehicle cleaning, repairs, or maintenance in common areas is strictly prohibited. We appreciate your understanding and continuous support in maintaining these community standards.
