With reference to the previous circular regarding the opening of nominations for membership of the Board of Directors of the Riffa Views Owners Association for the fourth term (2026-2028), we would like to remind you that the deadline for submitting nomination applications is Thursday, 29 January 2026 . Please be advised that five (5) nomination applications have been received to date. We invite those wishing to stand for election to complete the nomination procedures before the specified deadline, in accordance with the following criteria : Be a member of the Association or a representative of a member of the Association. Not be less than twenty-one (21) Gregorian years of age, if a natural person. Be resident in the Kingdom of Bahrain. No owner owning more than one unit shall stand for election except for one unit only, and shall not nominate any other person to stand for election in respect of the remaining units. Not have been adjudged bankrupt or convicted of a crime involving dishonor or breach of trust, unless rehabilitated. Have no outstanding arrears in respect of annual service charges or any other financial obligations payable to the Association. Not have received any notice of violation of the applicable rules and regulations, unless such violation has been rectified and its effects remedied.

On behalf of the Board of Directors of the Riffa Views Owners Association, and in view of the approaching end of the current Board’s electoral term, we are pleased to inform you that nominations will be opened for membership of the Board of Directors for the fourth term (2026–2028) . The elections will be held during the Seventh General Assembly Meeting , scheduled to take place in May 2026 . Members wishing to nominate themselves for membership of the Board of Directors are required to complete the attached nomination form and submit it via email, or submit the application to the Association Manager Office, together with all required supporting documents. The deadline for submitting applications is Thursday, 29 January 2026 . Please note that eligibility to run for Board membership is open to Association members who meet the following criteria : Be a member of the Association or a representative of a member of the Association. With reference to the inquiries received regarding the 2026 budget and service charges, the Association Manager would like to confirm that the Board of Directors has approved the Association’s budget for the year 2026 as a provisional (estimated) budget, for the purpose of commencing the issuance and collection of service charges as of January 2026. This measure is intended to ensure the continuity of the Association’s services and its ability to meet its financial obligations toward service providers from the beginning of the financial year. The provisional budget shall remain in effect until it is presented to the General Assembly for final approval and ratification at its meeting scheduled to be held in May 2026, in accordance with the provisions of the By-Laws and the applicable regulatory resolutions. The Association Manager further confirms that the final approval of the Association’s budget remains the exclusive authority of the General Assembly, and that any financial differences that may arise will be addressed in accordance with the resolution issued by the General Assembly, whether by approval or amendment. All owners are kindly urged to attend the General Assembly meeting and to actively participate in the discussion and approval of the budget, in a manner that promotes transparency and strengthens the principle of participation in decision making related to the affairs of the Association.

We would like to inform you that the Board of Directors of the Riffa Views Owners Association has approved the Association’s budget for the year 2026, with a total of BD 1,550,000, compared to the 2025 budget which was BD 1,517,000. The approval of this budget came after a comprehensive review of all operational items and financial obligations, in a manner that ensures the continuity of the quality of services provided and maintains the efficiency of operating and managing all facilities and common areas in Riffa Views, thereby preserving the community’s distinguished residential environment and the sustainability of its services without impacting residents’ quality of life. The Association’s budget for the year 2026 will be presented at the upcoming General Assembly meeting, scheduled to be held during May 2026, for ratification in accordance with the applicable regulations. The Association Manager will issue service charge invoices for the first quarter of 2026 at a rate of BD 3.664 per square meter. Owners may benefit from a 5% discount for those who wish to settle the annual service charges in advance, provided payment is made no later than 31 January 2026 . This discount applies to cash payments, cheques, or bank transfers only.

The Riffa Views Owners Association encourages all homeowners to settle any outstanding service charge dues before the end of the 2025 financial year, in order to ensure smooth operational continuity and maintain the quality of services provided within our community. In this regard, the Association extends its sincere appreciation to the homeowners who have been timely in settling their service charge invoices, as such commitment enables the Association to meet its contractual obligations with service providers and ensures the continuity of maintenance and management operations across all Association facilities and common areas. We would also like to highlight that some homeowners pay their service charges in one lump sum at the end of the year, resulting in accumulated arrears of up to 12 months. In accordance with the applicable regulations and policies, such accumulated arrears are subject to a 10% administrative fee, a measure the Association prefers to avoid applying to our valued homeowners. Accordingly, we emphasize the importance of settling invoices promptly upon issuance, while reminding homeowners of the opportunity to benefit from a 5% discount when making early payment of the annual service charge during the month of January. We further note that delays in payment negatively affect the Association’s ability to plan financially and implement approved development projects, which may in turn impact the quality of services delivered to the community. In reference to Ministerial Resolution No. (100) of 2023 issued by the Minister of Municipalities Affairs and Agriculture regarding the ban on the import of certain dangerous and predatory animals, we would like to inform you that the following dog breeds have been classified as dangerous animals in the Kingdom of Bahrain. In addition, the Association By-Laws Rules prohibit the keeping of any animal that poses a risk within the Riffa Views community: Pit Bulls – Mastiffs – Tosa – Presa Canario Riffa Views Management has recently observed some of these breeds outside residential units, posing a risk to residents, which constitutes a violation of the applicable rules and regulations. Accordingly, and based on the above, we urge all homeowners and residents who currently own any of these breeds to remove them from Riffa Views within two weeks from the date of this notice, in compliance with the governing regulations and in the interest of the safety and security of all.
