Important Notice Regarding the Settlement of Outstanding Service Charges Before the End of the 2025 Financial Year

The Riffa Views Owners Association encourages all homeowners to settle any outstanding service charge dues before the end of the 2025 financial year, in order to ensure smooth operational continuity and maintain the quality of services provided within our community.

In this regard, the Association extends its sincere appreciation to the homeowners who have been timely in settling their service charge invoices, as such commitment enables the Association to meet its contractual obligations with service providers and ensures the continuity of maintenance and management operations across all Association facilities and common areas.

We would also like to highlight that some homeowners pay their service charges in one lump sum at the end of the year, resulting in accumulated arrears of up to 12 months. In accordance with the applicable regulations and policies, such accumulated arrears are subject to a 10% administrative fee, a measure the Association prefers to avoid applying to our valued homeowners.

Accordingly, we emphasize the importance of settling invoices promptly upon issuance, while reminding homeowners of the opportunity to benefit from a 5% discount when making early payment of the annual service charge during the month of January.

We further note that delays in payment negatively affect the Association’s ability to plan financially and implement approved development projects, which may in turn impact the quality of services delivered to the community.

إشعار هام بشأن سداد متأخرات رسوم الخدمة قبل انتهاء السنة المالية 2025

يدعو اتحاد ملاك الرفاع فيوز جميع الملاك الكرام إلى المبادرة بسداد أي متأخرات مستحقة من رسوم الخدمة قبل نهاية السنة المالية 2025، وذلك لضمان انتظام العمليات التشغيلية واستمرارية مستوى الخدمات المقدمة في مجتمع الرفاع فيوز.

وفي هذا السياق، يتقدم الاتحاد بالشكر والتقدير للملاك الملتزمين بسداد رسوم الخدمة في مواعيدها، حيث يساهم هذا الالتزام في تمكين الاتحاد من الوفاء بتعاقداته مع مزودي الخدمات، وضمان استمرارية أعمال الصيانة والإدارة لجميع مرافق الاتحاد والأجزاء المشتركة.

ونود التنويه إلى وجود عدد من الملاك الذين يقومون بسداد رسوم الخدمة (دفعة واحدة) في نهاية العام، مما يؤدي إلى تراكم متأخرات قد تصل إلى 12 شهرًا. ووفقًا للوائح والأنظمة المعمول بها، فإن تراكم هذه المتأخرات يستوجب احتساب رسوم إدارية بنسبة 10% من إجمالي المتأخرات، وهو إجراء يفضل الاتحاد تجنّب تطبيقه على الملاك الكرام.

وعليه، نؤكد على أهمية سداد الرسوم فور صدور كل فاتورة، مع التذكير بإمكانية الاستفادة من خصم بنسبة 5% عند السداد المبكر للرسوم السنوية خلال شهر يناير.

كما نود التنويه إلى أن التأخر في السداد يؤثر على قدرة الاتحاد في التخطيط المالي وتنفيذ المشاريع التطويرية المعتمدة، مما قد ينعكس على جودة الخدمات المقدمة للمجتمع.
